Engineered Hardwood Floors Sanding and Restoring:
What is engineered wood?
Engineered wood consists of a composite base with a real-wood veneer attached to the top. The real-wood veneer can vary in thickness from 2.5 mm to 6 mm.
Possible issues when restoring engineered wood include a veneer that is too thin to be sanded again because of previous sanding, and stains that may have penetrated through the entire thickness of the top real-wood veneer.

Commonly Asked Questions
Everything you need to know about our restoration process, finishes, and aftercare.
What is engineered wood?
Engineered wood has a composite base with a real-wood veneer attached to the top. The veneer can vary from 2.5 mm to 6 mm in thickness, and previous sanding may mean that it is too thin to be sanded again. Stains can also penetrate through the whole thickness of the top real-wood veneer.
Our experienced specialists use precision dust-free sanders to remove the absolute minimum amount of material (less than 1mm), ensuring the wear layer remains intact while achieving a flawless finish.
Can I get rid of the yellowing wooden floor colour?
Absolutely. The “orange” or “yellow” tone usually comes from old oil-based polyurethanes or prolonged UV exposure. We sand this old finish away completely to reveal the raw, neutral timber underneath. We then apply a modern water-based primer or a specific stain to neutralize the wood tone before sealing it.
What is the difference between oil and lacquer?
Both provide excellent protection, but they behave differently:
Hardwax Oils
- • Natural, matte look & feel
- • Scratches can be spot-repaired
- • Requires maintenance (every 1-2 years)
Commercial Lacquers
- • Hard shell protection
- • Highly scratch resistant
- • Maintenance free (but harder to repair)
Can you shift my furniture?
100%. We understand clearing a room is difficult. We can complete large jobs in stages to work around heavier items (like pianos or sofas). As part of our service, our team will supply and fit high-quality protective felt pads to the legs of your furniture to ensure they slide smoothly without damaging your new finish.
